F.C Commercial Remodel

Our team at F A Design & Build, recently completed a commercial property remodel in Tomball, Texas. From start to finish, our team collaborated closely with the client to bring their vision to reality. Our extensive scope of work encompassed engineering, construction management & permitting.

The project commenced with a thorough analysis of the existing building, allowing us to assess its structural and mechanical requirements. We diligently prepared updated drawings that adhered to the city's regulations, obtaining the necessary permits and approvals for a seamless workflow.

With a building dating back to the 1950s, we recognized the need for substantial foundation repairs. The process began with a demolition phase, efficiently identifying elements to be replaced to optimize costs. This involved dismantling existing walls and leveling the foundation to ensure compliance with standard codes. Once the structure was impeccably restored and met all necessary standards, we commenced the framing phase, including the addition of plywood to floors and the building's exterior.

We installed new plumbing, HVAC, and electrical systems, ensuring compliance with project specifications. Following a successful initial inspection, we transitioned to the covering-up phase, encompassing insulation installation within walls and the fitting of windows. We enhanced the building's aesthetic appeal by adding exterior siding and trims, providing a refreshed appearance. Furthermore, we undertook exterior enhancements, including expanding the front porch, adding new doors and windows, and constructing a ramp with ADA standards. With walls adorned with carefully chosen paint colors, both inside and out, our painting crew added the final touches to the building.

After ensuring that the structure and building systems meet the building codes, our team completed the interior finishes including the installation of bathroom fixtures, and flooring, and finalizing the parking lot with basing and stripping. These elements will mark the successful conclusion of the project's first phase.
